Questions about your renovation
How much does a full house renovation cost per m²?
In Flanders, a full renovation in 2026 costs on average between €800 and €1,300 per m² excl. VAT, kitchen and bathroom: lower for a light renovation, higher for structural work and full insulation. If the house has to go from EPC label E or F to at least label D after purchase, expect more like €1,600 to €2,100 per m². You get your exact price after a free site visit, with a quote by post within 48 hours.
How long does a full house renovation take?
For a complete renovation of a house you should usually count on a few months, depending on the floor area and the scope of the work. Our quote includes a week-by-week schedule, and every Friday you get a progress report.
In what order do you renovate a house?
From outside to inside and from rough to fine: first the roof, façade and windows, then demolition and structural work, then electrics, plumbing and heating, followed by insulation, plastering and screed, and finally tiles, floors, kitchen and painting.
Do I pay 6% or 21% VAT on the renovation of my house?
If your home has been in use for at least 10 years and remains mainly a private home after the works, 6% VAT applies to most renovation work. For a home younger than 10 years, 21% applies. Exception: since 2026, gas and oil boilers are always taxed at 21%, and heat pumps at 6% in all homes.
What does the renovation obligation mean when I buy a house?
If you buy a home in Flanders with EPC label E or F, you have to renovate it to at least label D within a fixed period. That period has been extended from 5 to 6 years after purchase, also for ongoing cases. We include insulation, windows and heating in the schedule of your full renovation.
Do I need a permit to renovate my house?
Interior alterations without structural work are usually permit-free. For structural work, changes to the façade or an extension, an environmental permit (omgevingsvergunning) is often required, sometimes with an architect involved. We check this for each project during the site visit.
Can we keep living in the house during the renovation?
With a full renovation that is rarely possible, because there are periods without water, heating or electricity. With a phased renovation, for example floor by floor, it is sometimes possible. We discuss this when drawing up the schedule.
What guarantees do I get with a renovation?
You get a 10-year guarantee on structural work, such as stability, load-bearing walls and shell work. We also work with a fixed price: the price in your quote is the price you pay, and extra work is only done after your written approval.
How do you keep me informed about the works?
Before the start you get a detailed week-by-week schedule. During the works you receive a report every Friday with what is done, what is next and photos from the site, via WhatsApp or e-mail. You always have the same contact person.
What is the free 3D design?
For renovations from €100,000 we make a 3D design of your new layout free of charge. That way you see before the start what your home will look like, and you can make choices about layout, daylight and materials with confidence.
Do you also renovate villas outside Antwerp?
Yes. We renovate houses and villas in Antwerp and within a 100 km radius, including Brasschaat, Schilde, Kapellen, Edegem, Kontich, Mechelen, Lier and Sint-Niklaas.

Renovating a house or villa: what to look out for
In what order do you renovate a house?
Always work from outside to inside and from rough to fine: first the roof, façade and windows, so the house is wind- and watertight. Then demolition and structural work, then the services (electrics, plumbing, heating), followed by insulation, plastering and screed, and only at the end tiles, floors, kitchen and painting. Reverse the order and you pay twice. Bowwerken renovates houses and villas in Antwerp and the surrounding area, from terraced houses in Berchem and Borgerhout to villas in Brasschaat and Schilde.
Renovation obligation after purchase
If you buy a home in Flanders with a poor EPC label (E or F), you have to carry out an energy renovation within a fixed period. That period has been extended from 5 to 6 years after purchase, also for ongoing cases. So plan insulation and windows into your full renovation right away: insulating afterwards costs more.
Renovating a villa: more space, more choices
Villas on the outskirts of Antwerp, such as in Brasschaat, Schilde, Kapellen or Edegem, often mean large floor areas, outdated services and a layout from the 1970s or 80s. A 3D design then helps you make choices about layout, daylight and materials before anything is knocked down.
Staying in the house during the works?
With a full renovation that is rarely possible: there are periods without water, heating or electricity. With a phased renovation, for example floor by floor, it is sometimes possible. We look at this together when drawing up the schedule. Renovating an apartment or just the bathroom? Read more about apartment renovation and bathroom renovation in Antwerp.
