Questions about your office renovation
How much does an office renovation cost per m²?
According to the Cushman & Wakefield Fit-out Cost Guide 2026, an office fit-out in Brussels costs on average about €1,040 per m² for a basic fit-out, €1,660 per m² for a mid-range finish and €2,535 per m² for premium, including services and furniture. Can our team keep working during the renovation?
Usually, yes. We work in phases, zone by zone, so part of the office stays in use. Noisy works are scheduled in consultation, and for bigger interventions we work out together the schedule that disrupts your operations least.
How long does an office renovation take?
That depends on the floor area and the scope of the work. Reconfiguring a smaller office is quicker than a complete shell fit-out. Our quote includes a week-by-week schedule, so you know when each zone will be ready.
Do you take hybrid working into account?
Yes. We help you think about the balance between fixed desks, flexible desks, meeting rooms and quiet rooms for calls, tailored to how your team works today.
Do you handle the necessary permits?
Where a permit is needed, we guide the process as part of the schedule. Reconfiguring an existing office usually does not require a permit. If you change the use of the building or the façade, it usually does.
How do you handle acoustics in an open-plan office?
With acoustic ceilings, wall panels, carpet or acoustic underlays, and glass phone booths or meeting rooms. That way an open-plan office stays quiet enough for calls and meetings.
I rent my office. What should I look out for?
Check your lease in advance to see which works you may carry out, whether you need the landlord's permission and in what condition you must return the office at the end of the lease. We are happy to help describe the works clearly for the landlord.
Which VAT rate applies to an office renovation?
Offices are subject to 21% VAT. The reduced rate of 6% only applies to the renovation of homes. If you are VAT-registered, you can usually reclaim the VAT.
Is there a renovation obligation for offices?
Yes. If you buy a non-residential building in Flanders, such as an office building, you must take minimum measures within 6 years of the deed, such as roof insulation, replacing single glazing and replacing outdated heating or cooling. In addition, since 1 January 2026 every large non-residential unit must have a non-residential EPC (EPC NR).
What guarantees do I get?
You get a fixed price: the price in your quote is the price you pay, and extra work is only done after your written approval. Structural work comes with a 10-year guarantee.

Renovating an office: what to look out for
Renovating without downtime
An office renovation does not have to bring your operations to a halt. By working in phases, zone by zone, part of the office remains usable. Agree in advance which zones need to be ready when, and when noisy works may take place. We renovate offices in Antwerp and the surrounding area, from small offices in the city centre to entire floors in office buildings.
Acoustics in an open-plan office
In an open-plan office, acoustics determine how pleasant it is to work. Hard floors, glass and bare ceilings cause echo. Acoustic ceilings, wall panels and enclosed phone booths make the difference, and are best included in the renovation.
Tenant or owner?
If you rent your office, agree in advance which works you may carry out and what needs to happen at the end of the lease. A clear description of the works prevents disputes with the landlord.
Renovation obligation and EPC for offices
If you buy an office building in Flanders, you must take minimum energy measures within 6 years, such as roof insulation and replacing single glazing and old heating. Since 2026 smaller large non-residential units also need an EPC NR, and from 2030 a minimum label E applies to all large non-residential units. If you are renovating, it is best to include these measures right away. Do you run a practice or a shop? Read more about medical practice fit-out and shop fit-out in Antwerp.
