Questions about your apartment renovation
How much does it cost to renovate an apartment per m²?
In Flanders, a full apartment renovation in 2026 costs on average between €650 and €1,300 per m² excl. VAT. A refresh with painting and new floors is more like €200 to €400 per m². A new bathroom and kitchen often come on top of that. You get your exact price after a free site visit.
Do I need permission from the building manager (syndic) or owners' association (VME)?
For works inside your own apartment usually not, but the co-ownership rules still apply, for example on working hours and noise. As soon as the works affect the common parts, such as windows that change the façade, a load-bearing wall or connections to shared pipes, a decision of the general meeting is required. We check this during the site visit.
Does a new floor in an apartment need sound insulation?
Often, yes: many co-ownership rules require minimum sound insulation for a new floor, or ban hard floors without an acoustic underlay. Even when it is not mandatory, we recommend an acoustic underlay or a floating screed with edge insulation. It prevents arguments with the neighbours.
How long does an apartment renovation take?
That depends on the floor area and the scope of the work. A refresh takes a few weeks, a full renovation with a new layout, kitchen and bathroom usually a couple of months. Our quote includes a week-by-week schedule.
Does the renovation obligation also apply to an apartment?
Yes. If you buy an apartment in Flanders with EPC label E or F, you must renovate it to at least label D within 6 years of the deed of sale. The obligation applies to your apartment itself. Sometimes this requires work on the common parts, such as roof insulation: the general meeting decides on that.
What about asbestos in an older apartment?
Buildings from before 2001 may contain asbestos, for example in floor tiles, adhesive or pipe insulation. In Flanders, every building from before 2001 must have an asbestos certificate by 2032, and since 1 May 2025 a certificate for both your apartment and the common parts is mandatory when selling an apartment. Already have an asbestos certificate? Send it to us before the site visit: that way we plan the strip-out safely and without surprises.
Do I pay 6% or 21% VAT on the renovation of my apartment?
If your apartment has been in use for at least 10 years and remains mainly a private home after the works, 6% VAT applies to most renovation work. For an apartment younger than 10 years, 21% applies.
Can I get a low-interest loan for my apartment renovation?
For energy-saving works, such as insulation, high-efficiency glazing or a heat pump, you can apply in Flanders, depending on your income, for the Mijn VerbouwLening renovation loan: up to €60,000, repayable over a maximum of 25 years, at an interest rate of 0% to 1.5%. An owners' association can also apply for this loan for works on the building. You can check whether you qualify with the simulator on mijnverbouwlening.be or at the Energiehuis.
How do you deal with the neighbours and the building?
We schedule the works within the hours allowed by the rules, protect the common hallways and the lift, and remove waste regularly. We plan noisy works such as demolition into as short a period as possible.
Can I keep living in my apartment during the works?
With a full renovation that is rarely possible, because there are periods without water, kitchen or bathroom. With a limited renovation or phased works it is sometimes possible. We discuss this when drawing up the schedule.
Do you also renovate apartments to let?
Yes. We also renovate apartments for letting, with durable materials, a short project and a fixed price, so you know when the apartment will be ready to let. Good to know: from 1 January 2030 a minimum EPC label applies to rental homes in Flanders. So it is best to include insulation and heating right away.
What guarantees do I get?
You get a 10-year guarantee on structural work, such as stability and load-bearing walls. We also work with a fixed price: the price in your quote is the price you pay, and extra work is only done after your written approval.

Renovating an apartment: what to look out for
Permission from the owners' association
Works inside your own apartment can usually be carried out without permission. If the works affect the common parts, such as the façade, windows that change the look of the building, a load-bearing wall or shared pipes, a decision of the general meeting is required. Ask for the co-ownership rules before you request a quote: they also state the permitted working hours. Antwerp has many apartment buildings from the 1960s and 70s, from Berchem and Deurne to the Zuid and Linkeroever: exactly the apartments we renovate most often.
Sound insulation with a new floor
In an apartment building you quickly hear each other's footsteps. Many co-ownership rules therefore require minimum sound insulation for a new floor. An acoustic underlay or a floating screed with edge insulation along the walls is a small extra cost that prevents a lot of arguments with the neighbours.
Renovation obligation after purchase
If you buy an apartment in Flanders with EPC label E or F, you must renovate it to at least label D within 6 years of the deed of sale. It is best to include insulation and heating in your apartment in the renovation straight away. For works on the common parts, a simple majority in the general meeting is enough in that case.
Working in a building with neighbours
A good contractor protects the common hallways and the lift, schedules noisy works within the permitted hours and removes waste regularly. If a skip is placed on the street, a permit from the city is usually required. Is it a house, or only the bathroom? Read more about house renovation and bathroom renovation in Antwerp.
